Environmental Efficiency: In addition to promoting efficient land use, the redevelopment will minimize the site’s storm water runoff.  Currently, the site is one of Madison’s largest storm water contributors, with nearly all of its storm water reaching the Lake Wingra watershed. Working with Friends of Lake Wingra, the development team was able to identify a storm water management strategy able to significantly decrease storm water runoff.     

The new development’s storm water runoff system, coupled by the large increase in green landscapes, will allow the site to retain over 65% of storm water on-site. An additional 10% of storm water runoff will be treated before reaching the city storm sewer system and Lake Wingra.

• Low E window glass.
• Programmable set-back thermostats.
• R-19 insulation in exterior walls.
• An average R-Value of 36 at the tapered, rigid roof insulation
• Air barrier at entire building envelope to minimize energy
loss due to convection through exterior walls.
• Light sensors in common storage areas.
• Energy efficient fluorescent lighting in parking garage.

Green Construction Features:
• Lyptus wood (sustainable and quickly renewable resource) for common area trim.
