Upon completion, the new Sequoya Commons will include 17,000 square-feet of retail, 144 residential units, and Madison Public Library’s 20,000 square-foot Sequoya Branch. Development will occur in two phases, beginning on the southern half of the 3.6 acre lot.
As one of Madison’s first in-fill development sites, the new Sequoya Commons will serve as a model for future in-fill projects. There are approximately fifty other sites in the Madison area deemed appropriate for similar mixed-use developments.

The architectural design
of Sequoya Commons is influenced by
the character of its surrounding neighborhoods. Overall, the
project is most similar to the International style of architecture,
but also includes many features associated with the Modern
style of the 1950s and 1960s. Characteristics of the International
style, such as multiple levels and floor to ceiling glass, are
apparent in the library and retail space. Characteristics of
the Modern style, such as simple detailing, picture windows,
and the use of horizontal trim and siding, directly reflect the
surrounding residential neighborhood.
The condominium units
will extend two floors above the retail
space and three floors above the library. The L-shaped layout
of the building allows for both front and rear entrances to all three
mixed-use components.
Phase One Description: Anchored on the corner of Midvale and Tokay Boulevards, the first phase of the development includes Madison Public Library’s 20,000 square-foot Sequoya Branch, 7,000 square feet of retail, and 45 condominium units.
Phase Two Description: Phase Two will include 100 luxury apartments and 10,000 square-feet of retail and service space. Availability expected 2010.
